I was the sole agent for this property, for which we had professional photographies and videos taken, as well as drone pictures. 

I created different contents and published them on our social media platforms. It was under offer after 3 months of marketing.

It is a pleasant provencal villa located in a quiet area just a few minutes from the old medieval city of Vence; It offers 5 bedrooms, a large flat plot of land with a very good size pool, and pool house. 


The buyers 

The clients are living in London and had been searching for a long time, both in this area and further afield in Vaucluse. They had already visited the previous summer. They contacted me after seeing the property online, and their first visit was a virtual one. We had an extensive tour of the property, and I had already sent them all the relevant information when they decided to book a flight for the following weekend. When they arrived, we visited three other properties in the area, but the one we had previously toured was the most suitable for their needs. They were looking for a spacious family home that was also close to the airport. 

Vence

Located on the heights of the French Riviera, this beautiful medieval town has managed to preserve its narrow streets and shaded squares nestled in its millennium walls surrounded by ramparts. Surrounded by olive trees, the city lies at the foot of the Baous mountain range. From its ochre roofs rises a stone bell tower with geometric lines, portraying a typical town in the Niçois hinterland.

During their construction in the 14th century, the houses were built against the ramparts and thus allowed them to be protected. This is why these medieval buildings are among the best preserved in the country! 

The charming square is located at the foot of the imposing cathedral of the Nativity of Mary which dominates the houses of the old town.

By exploring the heritage of Vence, one can better understand why so many painters made it their muse: Chagall, Matisse, and Dubuffet walked on its cobbled streets, seduced by the panorama of the Mediterranean Sea.

Description of the Property

The search of the buyers and the property hunting

These clients, whom I have known for a long time, had several different projects which transformed over time. They were looking for a nice apartment with a beautiful view and, if possible, a sea view, which would be an ideal base and a good investment.

During their visit, we selected around ten apartments, most of which were in the "banana district" running between the sea and the expressway. After considering a nice apartment in the Palm Beach area, which is also undergoing major development with a 100 million euro rehabilitation project and the creation of a high-end entertainment hub, they decided on a furnished apartment.

This location is exceptional not only for its history, character, and view but also for its proximity to the beaches. The selection of restaurants in the area is outstanding. The Palm Beach area will also have a shopping gallery of twelve luxury boutiques, a nightclub, a gala hall intended for congresses, and six catering areas, in addition to the existing swimming pool and private beach.

Description of the Property

The search for buyers and the property hunter process

The Swiss clients contacted me regarding a property for sale in La Garde Freinet. They had been searching on and off for about two years in a large area, including Provence. We visited several properties around La Garde Freinet, and this Mas had recently had a price change. It was exactly what this family was looking for, and on the last morning, just before going to the airport, we decided to come and see it in Callian. We also took the time to visit the nearby villages of Montauroux and Seillans.

It was a real "coup de cœur," especially because with their budget, they could arrange the property exactly to their taste. The property also has a separate apartment, a splendid pool area, a pond, and mature old magnificent trees.

We introduced them to several interior designers and architects so that we could immediately prepare for the renovation work. I had the pleasure of closely following the steps, and I am looking forward to going back there in a couple of weeks when the work will have started.

Callian boasts its own medieval castle perched high on the rocks, pretty homes, winding streets, and flowered staircases. It overlooks the plains between the Massif de l'Esterel to the South and the Pre-Alpes to the North. It is a starting place for many hikes and walks. One can enjoy swimming and boating in Lake St. Cassien, just a couple of minutes away. A few minutes away is the Terre Blanche Golf Resorts. For the past 8 years, Terre Blanche has been ranked in the top three of the Best Golf Resorts in Continental Europe. After occupying the 1st place in the ranking since 2015, Terre Blanche was awarded the 2nd place in the famous "TOP 100 Golf Resorts in Continental Europe" by Golf World (UK) in October 2022.

Finally, the Aeroclub du Var, located near Tourrettes, offers flight training. From there, one can discover the Maures massif, the Golden Islands (Port-cros, Le Levant, Porquerolles), the Gulf of St-Tropez, Collobrières, La Londe, the Fort of Brégançon, and the Southern Alps, not to mention its large and pleasant restaurant.

The search for buyers and the property hunter process

The German buyers contacted me two years ago looking for a beautiful villa near the beaches of Saint-Aygulf with a stunning sea view, which we had for sale at the time. They were searching for a second home in a pleasant location with an unobstructed view, and their search area was quite wide, ranging from Fréjus to Nice. A sea view was also an important criterion for them. For practicality, they needed four bedrooms and an office area.

We began visiting properties while they were on vacation, with about a dozen villas that met their criteria quite well. We visited the areas of Fréjus, Saint Aygulf, Trayas, Théoules, and Mandelieu. It was also a way for them to better understand the prices of these different areas. Beyond being a property hunter, I made it my duty to have a good grasp of the market prices per m2 in each sector.

One villa had caught their attention, and we started a first proposal, but after a few weeks of discussions, it turned out that the owner no longer wanted to sell. The search resumed just after the Covid lockdown. During this period, I made virtual tours, expanding the search to the heights of Grasse, Tignet, and Vence. Virtual visits and organization of visits

Two weekends were then organized, with a list of about 5 to 7 villas per day, while keeping some free time to explore the places visited, such as the center of Vence, the village of Les Adrets Esterel, etc.

This villa fulfilled all their wishes, with a magnificent view, quick access to all the charming towns of our region, low-maintenance garden, a certain charm, and overall, a nice project to renovate to their taste with the help of their interior decorator.

This large Provençal villa, located in a renowned residential area of Antibes, offers an exceptional surface area of over 340m2, plus outbuildings. The rooms are all spacious, and there is an additional independent apartment.

The buyers were arriving from the United States, and their search was relatively long, as they were looking for a large surface area, preferably in the Mougins or Cannes area, close to international schools.

We discussed at length before their arrival and evaluated over 50 villas in detail, including almost all the villas for sale at that time.

Cannes is significantly more expensive and has less convenient distance to schools in Sophia Antipolis. At that time, there were few villas for sale in the hills of Croix des Gardes.

We consequently conducted some studies, particularly with a hydrogeologist who examined the flow of rainwater that descends from the hill. An architect promptly intervened to validate the technical aspects of the project and create the blueprints.

The transformation of the villa is currently underway, and I take pleasure in following the progress of the work while closely examining the quality and finish of the renovations.

The ground floor has been completely redesigned with a new layout, and the cellars and workshops have been converted into bedrooms and offices. An internal staircase has been added to connect the two previously independent levels. This property is a true gem! Located by the sea, it exudes charm and character. A small beach is located just a few dozen meters away, adding to its appeal.

Port la Galère offers a unique real estate complex with moving shapes and cascading terraces that seem to be suspended between the sky and sea. Return to Peymeinade for this family who already lived in Peymeinade but who wanted to be closer to Sophia Antipolis for professional reasons.

This villa is full of charm, with a superb pool area, an unobstructed view and no vis-à-vis, although located near the center. Some refreshing was needed, but the potential was there! large, pleasant and well-distributed rooms, with an apartment on the ground floor to install offices for teleworking.

Our buyers were looking for a 200m2 villa, far from noise and busy roads, without vis-à-vis and with charm. We spent several weeks researching this, with visits mostly outside of their working hours and on weekends, and it took us around Grasse, Mouans Sartoux.

Villa Sold in Grasse 

This research was special, because I accompanied one of my dearest friends wishing to settle with her large family, in a villa with 6 bedrooms plus an office space.


The location of their working offices and the international schools, but also the Lycée Amiral de Grasse gave us an area from Antibes to Grasse, passing through Le Cannet, Vallauris and Antibes, Valbonne, Mouans-Sartoux, Mougins and Grasse.


We did indeed find several large villas, in particular one in Antibes, with a rise in noise, but also a village house in Chateauneuf-Grasse, very atypical with the charm of the old (without swimming pool), as well as a village house completely and nicely renovated in Plan de Grasse (this second without swimming pool, did not offer either a garden, but a terrace on the roof!).

This interesting research remained framed by the need for a surface area of ​​at least 200m2.


After a few months of fruitless visits, this property had everyone's preference, offering the charm of stone and the old with a beautiful renovation and the possibility of partitioning one of the bedrooms in order to have all the rooms desired. and an office!
